Work with the right agent

There’s a reason why this is the first piece of advice - it’s the one that matters the most! As tempting as it may be to try and go the route of selling your home as a For Sale By Owner, or FSBO, the reality is that the vast majority of sellers that go this route end up selling their home for less money and taking home less money in the end than if they would’ve listed with an agent.

You want to work with an agent that not only is an expert in your local area, but also one that has your best interests at heart and that you get along well with. After all, you’re going to be spending some time with them! Working with the correct agent will also ensure that your home is priced correctly for today’s ever-changing market.

Getting your house ready

When it comes time to list your home you will want to make sure that your home is in tip-top shape! If there are any repairs or upgrades that need to be done now is a good time to tackle them before you go live - the goal is to make sure that your house is in a condition that buyers are expecting, and one that competes (and wins) against other homes in the area. Whether it’s replacing a light fixture or putting a fresh coat of paint on the walls everything little thing can have an impact on the sale of your home.

Your house also deserves a thorough deep cleaning before you list it. Having prospective buyers walk into a dirty house is a quick way to give them a negative opinion before even seeing the whole house - don’t set yourself up for failure right away and make sure that your house is always clean and tidy.

When you’re ready it’s time for the finishing touches. Declutter the interior of your home and rearrange, or stage, the furniture. Depersonalizing your home can also go a long way. The goal here isn’t to get rid of every artifact of your life, but you want to give potential buyers a so-called blank slate to envision making new memories in their new house - that can sometimes be hard to do when you see numerous photos and personal belongings of the current owners. Let’s make it easy for them to fall in love with the idea of starting their next chapter in your wonderful space!

don’t forget the curb appeal

While the inside of the home is the star of the show it’s important not to forget the exterior. Let’s make sure that your curb appeal is boosted, and that your house makes a great first impression with prospective buyers!

It’s always a great idea to pressure wash your home to clean off any dirt or dust, and repaint, if necessary.

Make sure to give your yard a good walkthrough to clean up any dead plants, brush or debris to give your yard a clean and inviting appearance. Mow the lawn, if necessary, and spruce up the look and feel.
